Although it is no surprise to long-time Florida residents, hurricane season kicked off on June 1st, and lasts a whopping six months (ending November 30th)! Currently Tropical Storm Barry is impacting the Gulf Coast, and is a timely reminder that we all need to be prepared in the event our homes are impacted by a strong storm. It is important to understand that Hurricane Season is a way of life for all Floridians, and nothing to shy away from – we promise it is still worth living in this wonderful state! One thing that comes to mind for Florida home owners with potential hurricanes and our abundant coastlines, is whether or not their homes are in a flood zone. All areas of Florida are surveyed and sub-divided into flood zones and you can see if your home (or potential home) is in a flood zone by checking out this FEMA Flood Map. If you are in a flood zone it is always recommended to have flood insurance but if you have a mortgage on the property, it is required. If you are buying with us, your agent can recommend their preferred home insurance companies to you! Home insurance companies can match you with FEMA regulated or even private flood insurance as well as different homeowner insurance plans. It is always a great idea to have general hazard/home insurance on top of flood insurance for any minor or major issues that might arise that comes with the territory of home ownership. Check with your insurance providers on what is covered and your deductible amount prior to a big storm so you know what to expect.
